7A Testing the Hypothesis, Part 1

1)    The opportunity: Create a real estate investment firm

2)    Who: American citizens eager to own or rent residential houses, apartments, condominiums and-or land.

What: As the population in American continues to increase daily. The need for shelter; a basic necessity in life becomes increasingly essential. With this opportunity, Americans have the option to rent or own; the latter financially freeing, the other a long-term financial obligation. Rental and home cost will accommodate both lower-class, middle-class and wealthy. This opportunity would be financially profitable for my real estate investment firm, while ensuring the shelter, safety and security of customers.

Why: Due to the vitality of this opportunity there will never be a shortage to occupy this need.

3)    Testing the who: There are others who have this need. Initially my opportunistic vision was narrowly focused solely on operating business transactions within the United States. However, after a more meticulous thought, another opportunity entered my mind which would naturally expand this opportunity. The tourism industry is a profitable industry which serves as an add-on to financially benefit businesses and even countries.  Consequently, I would initiate a seasonal and international housing division within my firm; catering to international travelers who desire a cozier form of shelter while visiting for a select period of time.
  
Testing the what: Initially the real estate firm concentrated only on selling or renting residential housing, however not only is the residential housing market increasing but also the commercial.  The real estate investment firm would expand the business into commercial investment sector.

Testing the why: Housing is a basic necessity in life. After the recession in 2008, many white and blue-collar workers, were determined to launch their own private practices and businesses after experiencing and witness the large amount of job turnover. The impact of that recession left many Americans in fear, isolation and desperation, many promising to never experience such helplessness again. How to overcome fear? Take power into your hands. Some Americans did so, they became the boss, they were calling the shots, they were now doing the hiring and firing. Entrepreneurs became the true definition of success. Some Americans lost their houses or were evicted. Even today some Americans are still recovering to purchase home or invest in a lucrative business. This opportunity highlights the American dream so many American desire, therefore this opportunity is not only essential but profitable.

4)    Interview #1: This customer believes the opportunity is essential. According to the interview, the customer views the opportunity as having a positive impact overall toward businesses, developers and customers. The customer suggests the opportunity holder should partner with developers and county building officials to learn of upcoming facilities such as groceries store, schools, gas stations and other business factors. The customer urges the opportunity holder to expand the business by partnering with financial investors thus allowing the firm to offer personal financing for customers. The customer believes it would be vital and necessary for the opportunity holder to earn a real estate license thus allowing operations in several states within the United States.  Subsequently, the opportunity holder would hire other real estate agents who would gain commission through a finder’s fee in addition to their contract salary. The customers believe all these factors would place the firm on a solid foundation for success.  

Interview #2: This customer believes the opportunity is essential. This customer admires the hierarchy of customers within the opportunity. This customer brings to awareness the difficulty witnessed in finding affordable housing in communities not riddled with criminal activities. The customer urges the opportunity holder to create affordable housing in low crime impact neighborhood. The customer believes by creating such housing the firm will differentiate from other similar opportunity holders. In addition, the customer believes the creation of an arts schools within the investing neighborhoods would promote business and decrease crime. Also, the customer believes background check, credit check and personally emailed letter of recommendation must be sent before rental or financing agreements are signed. The customer believes such actions would lessen criminal activities thus increasing safety within the community. The customer says this opportunity should be more meaningful than the sole purpose of profit, making a positive impact in the community should also be a desire as well.

Interview #3: This customer believes the opportunity is essential. The customer believes the opportunity would be beneficial to all the mentioned customers. The customer believes due to the magnitude of this proposal an accountant and attorney are essential components of the success and maintenance of the opportunity. The customer suggests it would be even nicer to offer a rent to own program within the firm. The customer states the rent to own industry is small within American, this opportunity could expand the ideal to a larger market.

Interview #4: This customer believes the opportunity is essential. This customer shares a common thought with interview #2. This customer acknowledges the massive criminal activities apparent within low income housing areas. The customer believes in order to lessen criminal activities within affordable housing areas a job outlook agency and job preparation agency should be available. The customers state the reason for high criminal activity within affordable or low-income housing is due to the lack of education and job opportunities for locals. The customer suggests the opportunity holder should add a college tuition assistance or scholarship division with the firm to lessen criminal activity and uplift locals.
Interview #5: This customer believes the opportunity is essential. However, the customer questions the source of capital to create and operate such an extensive business. However, the customer loves the ideal, especially the tourism aspect. The customer states as a dual citizenship holder that component is beneficial, especially for those who desire a cozier environment without disrupting the daily operation of extended family when visiting. The customer suggests to the opportunity holder the importance of creating and establishing a business. The customer also suggests to the opportunity holder the demand and stress placed upon entrepreneurs with such grand vison. The opportunity holder believes the opportunity would be a success with the appropriate financial backing.

5)    Summarization: Creating a real estate investment firm is difficult but possible. This opportunity would be beneficial to both international and domestic customers. As the population increase worldwide, shelter remains and continues to be a basic and vital necessity in life. The interview opened a different window of perception. The customers offered useful and helpful advice to ensure the success of the opportunity.

First, I interned in the commercial real estate industry last summer, and I can confirm all the trends you noted above. It was refreshing to read about a hypothesis based in real data and trends. Furthermore, I thought you did a great job thoroughly testing your who, what, and why, especially in your why how you cite the aspect of empowering home buyers/renters instead of the traditional opposite trend of the market.
